Isles of Collier Preserve is one of Naples' most talked-about newer communities.

Where it is

Isles of Collier Preserve sits southeast of downtown Naples, between US 41 and the Bayshore Arts District, roughly four miles from 5th Avenue South and the beach. It borders the National Pickleball Center, which now hosts the U.S. Open Pickleball Championships.

What's there

This is a Minto and Stock Communities development built on roughly 2,400 acres, more than half of which is preserved as lakes, waterways, and natural habitat. The architecture draws intentionally from Old Naples — classic coastal styling on newer construction.

Home types run from villas to coach homes to single-family estates, with several building collections at different price points:

  • Cottages — approximately from the mid-$500s-$600's, 1,200–2,000 sq ft
  • Villas —  approximately from the mid-$900s-$1,500's 2,200–2,450 sq ft
  • Coach Homes —approximately from the low $700s-$1,050's, up to about 3,700 sq ft
  • Single-Family — approximately from the low 1 million - 3 million +, up to nearly 5,900 sq ft

Resale activity over the past year shows an average selling price around $1.44M and roughly 158 days on market, so this isn't a flip-and-go market — plan for it to take time, in both directions.

HOA fees generally run $1,000-$2,500/quarter depending on home type and include landscape, irrigation maintenance and common areas.

Worth knowing before you tour

This is a newer development (construction largely from the mid-2010s forward), so if you're used to older North Shore housing stock, expect more open floor plans and fewer surprises on mechanicals — but also verify flood zone and elevation on any specific address, since some sections sit closer to the waterways than others.
